    And then there's click fraud. This is where other agents in your area click your ad to cost you more money. Sad but true. I see you recommend Constant contact, I use it and highly recommend it as well, the WYSIWIG editor works great for those less HTML savvy.

    Yes, I think that Constant contact is one of the leading solutions for e-mail marketing. I also like AWeber as well. In fact I like AWeber better but still use both.

    I've done PPC for years and always had a decent ROI. However, I know there is a lot of click fraud.

    I was going to chime in about click fraud, but it seems everyone beat me to the punch. The other thing to consider is that the side and top ads receive about a quarter of the traffic that the natural results do. Organic rankings are still king.

    Vlad - you quite correct that the use of a e-mail newsletter will help to retain prospects. Recently, I discovered that a service I use for keeping people updated on new listings had incorrect statistics stating the number of opened e-mails. By using Constant Contact - I got a much higher number of opened e-mails. It gives one a great handle on the effectiveness of a campaign.

    I truly wonder if real estate agents track this information about the success of their drip e-mail campaigns and if they realize that the stat's maybe incorrect.

    Glad to hear you like Constant Contact. I think it is one of those indispensable tools every real estate agents has to have. But yet again, not every real estate agent owns it's own website. That is the reason crooks like ePerks continue to take advantage of real estate agents.

    Vlad, there is a learning curve to constant contact and I am still trying to get a good handle on it.

    Contact with prospects is very important especially with the Internet user - real estate agents need to have a better understanding of the Internet empowered consumer.

    I've had bad luck with pay for click advertising. When the costs per click is high, one has to worry that the curious webmasters and non qualified buyers are making up the highest percentage of those clicking the ads. When the rates get high the total cost per campaign starts to get to the point where other types of commercial advertising may be more cost effective.

    marketing through click advertising is an ever changing thing as well, so it is a constant time consuming learning process

    email to qualified opt in potential customers sounds better

    Try not to focus on the high traffic/ high cost keywords. Go after small areas or subdivisions, you'll be surprised!

    For what it's worth, I have managed to use PPC as a cost-effective means of generating traffic.

    Granted, I am always going to work on my natural search engine optimization, because I think, over time, the cost per lead will be less than those generated on a PPC basis, but you have to like the fact that PPC allows you to get traffic *today* and *now*.

    Interesting thread, though.

    The other thing I neglect to mention was that you have to look at all of the PPC opportunities out there. Google is by no means the only game in town, and there are lots of other lower-cost clicks out there for the taking.

    While real estate terms may be very competitive in nature with regards to PPC advertising, there are tricks to help drive the qualified traffic to our website. Real estate vertical websites are available out there. And a like the posters above states, you can find other avenue other than Google to find low-cost leads that will either sign-up on a form or present themselves as conversions in some fashion to your real estate website.
